My honest suggestion would be to yank that upper cabinet off, buy two fridge end panels and remount the cabinet between the fridge panels out 24" (requires some blocking behind the cabinet)...

Also know that cash out financing can run up to 70% LTV but doesn't always cash flow well.So you purchase a fixer upper that needs 30k in repairs... 

Having a second mortgage isn't as big of a deal when you don't have other bills to pay.But if you're hungry and are going to buy anyway....buy a duplex that's a little bit of a fixer upper.
