In this case it sounds like seller is picking up the cost of the owner's title police.You pay for the lender's coverage.My guess is your lender hasn't seen the contract or if they have they haven't updated their estimate.   

I've been focusing on properties with basement apartments that would offset my mortgage (if I live there) or properties that could use cosmetic updates in great areas.

Is there a way to extract this from the security deposit and then have them update the security deposit at the time of new lease signing?
