There are so many rules to getting school approved housing and the university prefers larger projects.

I'm guessing the one paid for property is your back stop (to some degree) on the other two if they are vacant/late rent ? 

The home is selling for $99,900 and I will be renting out the rooms to University Students for $575 each with all utilities included-trash, water, electric, wi-fi.

Having a business degree I am able to get in the financial/business field of RE working on leasing / RE financing after couple of years as well.
