Agree with @Abel Curiel, New York City is a tricky spot for "house hacking", but queens, brooklyn, and even some parts of Long Island would be good places to start

In long island ny home prices where I live are well over 600k.

It looked like there were other parcels around the island including volcano, etc that were in that range. since I am located in California I do not know much about the different areas in the big island.

I found a Tiny Home on 0.5 acres in Hawaiian Paradise Park, On a Big Island. 

Protected island with locals that lived there for generations instead of the influx of desperadoes ruining Playa Del Carmen. 

It's widespread in Long Island, but most people there don't work in Queens County.
