As far as buyers, we’re mainly only seeing well-capitalized savvy investors who know their market very well and can identify a good deal, cash buyers, and buyers with large investment funds that they can get margin loans from for less interest than a traditional mortgage (really common in my market right now).

No, a car or buying an investment property is not an emergency.Secondly, fund a traditional or Roth ira or both depending on your income tax plan(traditional is tax deductible, so that might help you avoid owing the IRS but the Roth grows tax free) I put roughly 25% of my net income to my Traditional IRA and Roth IRA collectively after they are fully funded for the year I buy vanguard index funds with the rest.

If this is a must have then get a private loan where they don't ask as much questions, hold on to it for a couple months, then refinance with the traditional loans.

After the ADU was built I was able to refi and pull out 80% with a traditional loan and another 10% with a HELOC , and was able to pull out everything except the original down payment (60K) but it was well worth it because of the tremendous cash flow I have on the property.The main house rents for $3700/Month the ADU sections are renting at $1,800 per unit  including utilities(there are 3) so the property is grossing $9,100. total utilities, water , gas & gardener expenses are $400  per month (I have Solar on the property , so no electrical bill).
