Since the houses I would be bidding on are all about the same size, and will involve the same demo and construction, I can have a pretty tight range.3 - Have your REA find out exactly what rehab needs to be done from the Selling Agent. 

This 1031 Exchange strategy does have it challenges though due to tight timing requirements. 

Many places in that area are condo-hotels, and banks are very tight on that.

I can tell you right now, local market is tight on supply with investment properties right now, but you can definitely find some with enough research and connections.

Appreciation will lag and cashflow will be tight BUT you'll still have a tenant paying down your loan.

The light rehab that requires minor work is a rather tight margin model in the Austin market presently.  

This is a light rehab and tight budget property for me.

From a brokerage standpoint, I'm seeing a tight market with low inventory where buyers are doing just about anything to get a "deal".
