To make the deal go smoothly I would offer a transaction fee of $750 or $1000 to the agent (technically will be given to her broker)... depending on the size of the sale.Wait until you see the offer, the buyer may have agreed to compensate her separately... in which case you have no obligation what-so-ever.

My visit to Michael's site, was worth it to me to better understand where he operates, not a waste of my time, I won't follow his technique, but it informed me as to the need to give more information on the technical side, I have no idea how Michael tackles that.I'm more concerned about predatory issues, good faith dealing, if the bacon is cooked properly, not how much sizzle it makes frying. :)

I had to work late last night and all day today, so I'll be headed over right after work to check it out.While technically according to my lease, the tenant has to ask to make modifications to the property, something like hanging a modem on a wall is kinda like hanging up a phone; I'm not sure whether that really qualifies as a modification.

I wouldn't advise lying (or owner occupying for one month then leaving) if that's the loan type/agreement you get...you're technically in breach of contract.
