Aloha,Depending on the type of issue, I nearly always have the tech call me direct from site with their findings and recommendations.

Then through our own research and a visiting HVAC tech, we figured out the two bigger problems:1.

New facades for the building, new giant signs advertising the mall, etc. 

Hopefully he just wakes up the sleeping giant and they see the goldmine they’re sitting on finish the foreclosure.

You could have 1031'd into this and avoided a giant tax bill as well.

But my property is in Silicon Valley and my tenants have all been reasonably tech-saavy, so depending on your rental area and your target tenant, YMMV.
