So, if the mortgage payment on a duplex is $1400 a month and the property makes $700 in rental income, you might only have to qualify for $700 rental income with regards to your personal income versus proof you can make a $1400 payment.

you can contest but using your 10$ deed wont cut it, youll need to show your hud or other proof for purchase of property. and at 104 you could really only contest at the areas or neighborhoods overall appreciation rate, lets say its 3% YoY and you bought it at 104k then it should only be appraised at most 107k

The quotes and getting is anywhere from 5 to 10,000 from other contractors )  The future tenant offered for first month of rent and security deposit to buy and install the flooring ( vynil water proof)What do you guys think about that?

I did have a few dollars to pay for some real estate seminars - at 20 years old - the real estate bug bit me good - I couldn't wait to start my journey toward wealth with properties ---- what a surprise - this investing was harder than I thought - it seemed like every seller and their agents were asking way too much for me to make a profit, they wanted proof of funds, credit ratings, money for a down payment and all that stuff.So ---- I started going to public auctions - WOW - I found some bargains, they weren't pretty but they had equity after I fixed the roof, painted, cleaned them up -  buying properties using credit cards, Hard Money and creative financing - I had to be creative since I had very little cash.So fast forward to 2019 my wife and I have almost $12 MM in equity and a nice cash flow --- but it was not easy - now I develop commercial buildings, own a night club at 2022 N.

I've found a condo property that I am passionate about and the numbers work out, however, the seller is not interested in speaking with me unless I have a pre-approval from a lender or proof of cash.
