I did have a few dollars to pay for some real estate seminars - at 20 years old - the real estate bug bit me good - I couldn't wait to start my journey toward wealth with properties ---- what a surprise - this investing was harder than I thought - it seemed like every seller and their agents were asking way too much for me to make a profit, they wanted proof of funds, credit ratings, money for a down payment and all that stuff. So ---- I started going to public auctions - WOW - I found some bargains, they weren't pretty but they had equity after I fixed the roof, painted, cleaned them up - buying properties using credit cards, Hard Money and creative financing - I had to be creative since I had very little cash.So fast forward to 2019 my wife and I have almost $12 MM in equity and a nice cash flow --- but it was not easy - now I develop commercial buildings, own a night club at 2022 N.
