Previously talked with a multi family RE broker who left me with a lot of questions and seemed to kind of blow me off when he realized I didn't have $500k in my pocket right this minute.

The more i talk about this deal the more sceptical i become with all this information.

If you rewire and update the plumbing you will need to talk to the city to confirm what is required. 

Then we can begin to talk about a REI strategy.

Of all of the podcasts I listen to (mostly about multi-family investing) and people I talk to, I've only heard one person say that they aren't buying right now, intentionally.Now clearly, a 'deal' is something that cash flows or will make profit from day one.I'm not saying skip over a true DEAL.What I'm asking though, is if there are experienced investors who've been through more than one full market cycle, that have periods of not buying ANYTHING, even if there 'are deals out there'?

We were able to navigate around the flooded areas to the two properties that didn't flood and I talked to the neighbors who said there was no flooding on that street.  

I'm not talking about any specific property, but property value in general.

Here is where we are: I've talked to one broker recommended here and Wells Fargo, provided the same info to both: our credit score is 800, and both of us employed for over 10 yrs.  15 yr loan of around $390k, signed contract tomorrow or Monday.
