If you’re investing for appreciation might be a different story, lots of growth areas out east near Lakewood Ranch, they’re putting in 10,000 luxury home and condos in Bayshore Gardens in the next two years which I have no idea how they’re going to handle the infrastructure because the roads already suck, but I am really seeing Florida become much like California with home prices in the next 10 to 20 years, scale back a little of coarse.

AZ was having issues with investors doing this decades ago and not providing/planning for infrastructure.  

I’m listing 3 duplexes now that are surrounded by nice single family homes but they are all on one parcel.  

What objections or support can you expect from the surrounding community.  

As I mentioned before join a local REI and surround yourself with likeminded people in the biz.

Now if the current rent is just a little bit above rent rates for surrounding warehouses then the tenants might see value in office because for a little more they tend to get better construction quality, amenities, and more road front business exposure than being tucked away in a warehouse park.

What it does offer is a free jitney line to residents that’ll take them to a mid town direct line in the surrounding towns.
