I see videos from Brandon/Stephen on youtube and i see they mention not buying anything below 12% COC ROI that makes me always wonder if i am not finding the right deals.

You can always start running numbers on properties listed publicly like zillow.com or trulia.com.Not sure if you're looking at deals to flip or deals for rentals, but Brandon Turner has a great video on running numbers: https://www.youtube.com/watch?
