You can use the rental income to support your loan, the way the investment is supposed to work!

I recently found Roofstock and its cloud house rental calculator which is pretty close to what I am looking for (https://www.roofstock.com/cloudhouse).A couple of things that are missing:- good support for multi family properties, rent estimate doesn't seem to take into account the fact that a property has multiple units- it would be nice to have to search for properties based on cap rate directly from the MLS, I know this may be a conflict of interests with their business model though

Is the location able to support a downturn in the market or will people start to mass exit the area?

However, when you need support for a complicated fix- the customer service hasn’t been great lately.

If you want to support a local business, I would either search them via google or call local sign shops.I paid $5/hr and $2/perI hired a neighborhood kid who was looking to make a little cash.

@Nick Mcroberts, a few things to think about here:Do you have comps that support $850/month rent and $80k ARV?

to put it another way, rental rates that people are willing to pay here may not support the mortgage payments you will pay for financing a house at that price level.

If comps do not support your selling price, maybe your strategy needs to be reviewed.
