I recently found Roofstock and its cloud house rental calculator which is pretty close to what I am looking for (https://www.roofstock.com/cloudhouse).A couple of things that are missing:- good support for multi family properties, rent estimate doesn't seem to take into account the fact that a property has multiple units- it would be nice to have to search for properties based on cap rate directly from the MLS, I know this may be a conflict of interests with their business model though

to put it another way, rental rates that people are willing to pay here may not support the mortgage payments you will pay for financing a house at that price level.
