Basically the textbook stated that, there is a new law in New Jersey, that if you try to sell a co-op, for the same amount or less then your investment, but aren’t successful after 4+ months on the market, then you can rent it out, regardless of any lease bylaws the board of that co-op has for renting. 

My advise is start by finding a successful investor.

Managing tenants and PMs can and will be a major hurdle to success that I would suggest you avoid until you are more experienced.

Once you start buying more properties and become more successful the more valuable you will become to the agents and the more they will want to work with you.I know it sounds harsh but I as an agent am going to work with the client who I like and who is going to allow me to make the most money in the least amount of time.Also consider getting your real estate license again so you can at lest start doing the research easier and have full access to the MLS. 

Am I getting in over my head with trying to do this or has someone had success.

Back then I just thought he was good and successful...

I’m early in the research phase but if other Canadian investors are open to sharing areas they’ve had success in, I’d love to hear about it! 

I have to remind myself of that every time I'm not successful in some of my offers too.
