@Noe PerrinWith all due respect, knowing what wholesaling is, is not the same as knowing how to wholesale.I strongly encourage anyone who wants to launch into wholesaling get properly trained by a professional, or at the very least, bird dog for a seasoned wholesaler before launching into on his or her own.Too many people out there read about wholesaling and then run out into the marketplace and try to do it. 

I'm young and unattached and am ready to pick up and move across the country if that's what it takes.I've been researching each state individually and an forming my own opinions about which ones have the best laws and ways of doing their auctions.I'm strongly considering Texas, Nevada, and Florida.

I dont see why your private lender would not provide you a generic POF letter so you can come in strong and make offers.

Both properties have been very profitable due to the fact that i completely redesigned them in the modern style that i am accustomed to designing and people love them.

Also be aware of the square footage of the properties, as there can be a pretty large variance...also be aware of the styles as for instance a victorian rowhouse will likely have a higher arv than a federal style row house.There are other parts of Frederick you could probably flip in, but the smaller size of these downtown rowhouses really helps to cap your repair expenses since there is only so much you can spend in those small things.

House hacking is a really strong trend right now and  I personally know 4 couples/families who are actively  looking for places in South Minneapolis with the intention of living in one of the units. 

@Jenny Wall, Not sure exactly what your question is but I would tell you from my own experience that rentals up to $2,500 per month are very strong.
