I have a commercial lot located across the street from a Large Grocery store  HEB, in a smaller rural Texas town.

He bought several rental properties in the LA area and quickly found out he wasn't cut out to be a landlord (he was too soft-hearted, believed every late-rent-sob-story, and wouldn't evict) but he wanted to maintain a close eye on his properties. 

I know because I bought a lot of wrong properties because they looked like good deals.

She bought a house in San Jose and rented it to a couple of guys while she lived in San Francisco for her career.

We bought a 2 unit property about a year ago and we're trying to get into a second deal.

If you have the room you could build a few storage units and charge tenants to store their extra stuff if there is a need for this.

So from a builder's point of view I think it's just more profit for less work.The only time I've heard of new multis being built in the last 10 years were when someone either bought, inherited, or carved off a piece of land and wanted to build a new multi to hold onto themselves, rather than to put it on the market.

Brand new into the real-estate investing world and could use some good advice.
