Here is the strategy I use.......I don't do showings.I got sick and tired of my time being wasted so many times, even when I would call and confirm with the person that they were still coming, and still they wouldn't show up.

I have enough capitol to buy the property cash, however that would mean me losing out on the fantastic BRRRR strategy and tying up money that I could put into future investments. 2 questions:Is there a version of BRRRR where I could self-finance the buying and renovating, then somehow refinance my money back out of it?

My thought is I can buy the raw land, and sell it back to the owner of the main parcel, who recently purchased it from a bank as an REO.The property has access to a main road without going through the other parcel, but is currently behind a contiguous fence from the other parcel.Does this strategy make sense, or am I putting myself in a poor position by doing this.
