I should ask him why he believes my agreement is enforcible, but I'd rather spend my time finding a solution the Seller can agree to without litigation.

Hands off ADU additions in southern Ca are often one of the worse RE investments most due to the cost to build being higher than the value added by the ADU addition.  

Would I need to spend 40 hours a week or more, or could it be accomplished with less?
