If your job and retirement account are already in the US and all your real estate is there too, you're gonna be completely dependent on the dollar and what's happening in the US.

Its a 16 unit that is vacant and needs complete rehab.

You absolutely need one in place in order to complete a 1031.

Searching for investors and properties in residential and multifamily sectors sounds like an exciting venture.

I have since negotiated the down payment down to 15% at the same low interest rate so barring any major storm damage in the next couple of years I should have a good equity position once the light rehab is complete and won’t have an issue refinancing out.

With no disrespect intended to BP, most of the folks I run into who use the various calculators provided here have NO real understanding of how to analyze an actual deal.Much in the way one can't become a Jedi without building a lightsaber, you won't become a confident and complete real estate investor until you can build your own analysis spreadsheet.

If the "buyer" (the wholesaler) didn't complete the contract in good faith, then there shouldn't be any reason you can't list the house for sale.

I don't think there is a way to avoid it if you are going to cash out completely but I would be curious to find out if there is - following this thread.
