After you started renting and depreciating the property, the additional asset purchase can qualify for 100% bonus depreciation or 179 expense starting 2018.Section 178 -Sec 179 * - similar concept with 100% expensing.

Its a nice concept in theory.

ABC's is definitely a great intro book for what to expect with Real Estate Investing, as well as defining concepts and working through equations and such.

I'm a big believer in 'proof of concept' before expanding. 

Almost like a co-living concept..

If there were someone illustrating an example of going through the process with mock numbers, doing the math, logic and all for how they decided to buy a house given some mock market data, I think that what really help a newcomer like me to really grasp concepts and the order of how they should be applied.

Unfortunately, although the concept works, I would only apply it on a property that cash flowed much higher than this to begin with
