I am a big fan of leverage.

I am not a big fan of the HOA side of it but $170/m for water, trash, exterior maintenace and pest control seeks pretty reasonable.Number don't look.

Hoping to be in your shoes within the next 6 months while hunting for my first flip!

My rental unit has a 500 cash flow each month , the central air fan motor went out , eventually I may need to replace the entire unit a/c and furnace which is about 3 k, the house also has a swamp cooler , edison installed the unit for 80 dollars and it cools about 1200 sq feet , the bill is only 25 dollars per month using the swamp cooler it was put on a window compare to 300 dollars for the central air.

I'm really not a fan of opening multiple lines of credit and/or having multiple credit cards for each LLC.

Most of our units we have stopped putting in ceiling fans, so would never put in a garbage disposal or dishwasher.

Personally I'm not a fan of condos because you don't have control of some of the maintenance costs like you do with a single family home.

I am a huge fan of creative financing, and make use of it every chance I get.
