Steve, sounds like you are on the right path as you have a pain point of your 9-5 not being fulfilling.

Permits and inspections are a pain and I hated every single one of them when I first started but you learn they're necessary.

I believe that if you buy a stabilized asset now, it will be a painful situation in a couple of years.

Though rentals also tend to have most of these nice stuffs there is usually a sharp contrast between these two properties
