Property Manager Fees for Townhomes

Hi everyone, 

We are considering converting our current residence - 3 BR 3.5 BA 2300 sqft 2013 built Townhome in Cleveland - to a long term rental when we move out of Cleveland. There are about 70 townhomes in our community and the HOA takes care of snow removal/deck/exterior maintenance(~250$/mo). What would be the fees usually charged by property managers for such a unit?

I'd like to offer you a different perspective about HOAs. They are not always a bad thing or something you must always avoid. Higher cost HOAs can present challenges and cut away at your cashflow making them less desirable as the other poster mentioned. It's relative to how another comparable property will perform, what it will cost, if the benefits of the HOA offset what responsibilities and expenses you'll have in a similar property without, how effective the board is at maintaining the community, whether or not they're overbearing, how often they intend to raise dues and charge special assessments to name a few. Some HOAs are more involved than others.

On opposite ends of the spectrum, I have a property with cheap dues ($25/mo).  The primary service they offer is to make sure everyone maintains the aesthetics of their home.  That's the most they do.  Rarely hear from them, and the community is well kept.  

On the other end I have a condo where the dues are $255/mo.  They maintain the exterior, roof, pool, grounds, automatic gate, Plumbing and electric not specific to the apartment, pay trash, pay water/sewer for each apartment, and insure the building (exterior).  Fees are higher but my maintenance expenses are much less as a result.
