Then they lower it a little (still not enough meet on the bone for an investor) But in my opinion, I think they are trying to get home buyers to bite on the properties before they decide to sell at investor purchase prices.

  ( Meaning if you sell it in 5 years it will be worth a little bit more.) 

The goal is NOT to sell them something, the goal is to establish your role as a local advisor and to collect data.

I have not built anything more than duplexes, but are toying with the idea of my first fourplex.  

If a seller decides to sell their property with possible capital gains due to their equity while still in chapter 13 repayment plan, how does it affect the proceeds?

Hi Karma,I am not saying owner finance with nothing down can't be done.I will say that it was much more prevalent in 2009,2010 when commercial markets were frozen and people couldn't sell because they didn't know where the bottom was.

NAR, realtors, and the MLS are one of the best systems to buy and sell real estate anywhere in the world. 

Not sure if/when we'd want to sell it thoughBut good things are:Low interest rate so relatively low mortgage paymentMortgage is paid off in 12 yearsArea is likely to appreciateThe house is old (1896 ha), but in solid shape with almost every major system being recently replaced/done over.

Am I the only who is mad that one can not sell his own house without a middle-man?
