I'm not an attorney, although I did complete pre-law and take the LSAT to go to law school...just never actually followed through, so take my opinion with a grain of salt.

As for your 203k question, the lender will still run your credit, work history, etc.

I would consider a house that requires insurance that is without history of flooding but that really would be something I would wait on until I see where the cost of insurance is going.
