A large tree on my rental property had few branches growing near the roof of my tenant's neighbor's house.

The first few house I did needed paint, flooring, appliances, roof, etc. 

The building will also need siding/ repair and a roof in the coming years, so if I could wrap that into a loan that would be nice.

We had to take out a wall, replace all paneling with sheet rock, re shingle the roof, and put in new flooring.

On the other hand, had you said that the foundation beams are rotting and there are a few that fallen away and the floors are uneven to the point that several doors will not close, windows can't be opened/shut, jagged cracks caused by the foundation failing  are prevalent and the roof has evidence of water intrusion then you should be concerned.  

, "the roof has collapsed in the kitchen", "you have to be prepared to do plumbing, HVAC, etc." 

His engineer says the roof must be removed to do this....All of a sudden your $5,000 fix turns into $20,000.

It would be better to consult for the expertise and have to “manage” that aspect and have someone who can manage the job itself.
