The square footage is 1640 sqft.Does anyone have any good roofing companies in that area?

Homeowners insurance claim for new roof/gutters and exterior paint.

One item that I was curious to ask here is a swag for dealing with a roof leakage (see below) - is this just an easy fix just using sealant + repainting the interior or can be a more expensive item?

Using none of my own capital but will be the boots on the ground from start to finish.

My capex budget includes but not limited to: roof 25 year life span, floors normally 10 years but tile will be 20 or 25 years, appliances and hot water heater 12 years, hvac 20 years, bath and kitchen remodel 20 years, etc.

Monthly receipts are enough to cover most repair/maintenance issues, including something major like a roof or furnace replacement.

-I have Single Family Home under contract price 220k - buyers inspection noted 2 items:1) roof (shingle wear) replacement estimate:4,500-8,500.

Victor,Before you start calling around I would recommend gathering some info:1. is there knob & tube or aluminum wiring2. when were the systems updated and was it full or partial updates: - Roof - Electrical - Plumbuing - Heating For the Electric a) are there circuit breakers or fuses b) what amp service For Plumbing a) any pex piping.
