I'm a little mind blown at the fact that they might get 1.4 million for it (300k under market value) due to a guest/stranger who committed suicide, where the owners now have property that has a stigma around it.

But I would start with something either turnkey or light value-add, so you can start forming your boots on the ground team with less pressure and risk.

Mortgage remaining is around 85K and current value based on comps is right around 295k.

If you're considering a DSCR loan, most lenders won't assess the property's value using a cap rate.

I’ve spent 2k last year on various repairs including a major expense to replace the water heater, I am not overly concerned as this also contributes to the property value.

Pursuing a value add opportunity where we can renovate and potentially add beds or baths would be great to force appreciation.

Also wanted to buy this property as it was a board up directly across from my first investment property so by improving it I helped the neighborhood values and keeping the area up.

Just make sure to have everything reviewed by a real estate lawyer.
