Account Closed Selling with Owner Financing as Investment Income - Pros and Cons

I would expect them to re-sell it before then.My hope would be that a flipper doesn't buy it, but with the price and pre-payment penalty, I think I'd still come out ahead by selling it myself without an agent (I had a license in my previous life) and have bought and sold without agents.If my math is right, I should make 7% - 10% return on it.One downside is that in CA with the newer laws that are kinder to buyers who go into foreclosure, if the buyers can't/don't make the payments, I have to work with them to a degree before I could foreclose on them.The money invested in this property would not be money I would have to rely on, so if I did have to foreclose and spend money on it to fix it back up, etc., I would be fine if I didn't have the income and would have money to fix any damages, etc.

There are different levels of crazy who cannot take care of themselves, criminals who earn sporadic low income from violent crimes and reselling drugs and fake drugs and tainted drugs, those who's personalities will never let them hold a job for very long, the low IQ who cannot be expected to earn very much from their efforts, the workshy lifelong generational loafers, those down on their luck at the moment and the hardcore alcoholics and drug addicts (plus probably more types).Since they are not a monolith, a monolith solution will not solve the problem.

@Kathryn Bowden  its the state of Oregon that requires the licensure.. you just either be a licensed developer or a licensed GC if you are going to buy rehab and resell even one property a year..

In my case I was going to create a synthetic first and second note, from the single note obligation - giving the first holder (you) priority but further delineating the process of how the subordinate partner would have the right to foreclose, fix and resell and both partners share in the new profit, or simply abandon their ownership which leaves the first holder with more equity.

If you build a custom house you will typically spend more than the property will resell for, especially if you're outside of commuting distance for major cities.
