Take the calls and filter as necessary...lol get a quality representative in those areas and do your thing from out of state.

Thomas S. please comment on this: My lease was written by the lawyers hired by the LPMA (London Property Management Association, which represents landlords of approximately 30k units).

Starting with fear might get you a few more calls, but once the potential seller realizes that you are not actually a representative of the county, they will end the conversation.

Landlord will likely want a representative to be allowed to be present during communications, but that's up to your lawyer to work out.

It doesn't appear you are going after a real "main and main" location, the guarantor is a franchisee as opposed to a corporation and with the amount of Family Dollars and Dollar Generals on the market you should have some room to negotiate.As has been mentioned, make sure your broker is representing YOUR interests.

I do believe that this is something you can do for your own property, but am not sure if this is something you can do on another's behalf....as in representing a buyer/seller.
