Would I get into problems with the regulations? 

Hi @Tristan Egan, some of the old historic houses are beautiful but be aware that if in fact it is in a historic district the city will have some very stringent regulations as to what can be done to the property on the exterior.

We are regulated in Florida but there are some questionable ones.

Check the regulations first to see if it is allowed. 

@Cassandra Barr Your lender is referring to new regulations which are forcing fannie/freddie lenders to limit investment property loans to 7% of their volume.  

I have been doing my best to research a lot on my own to find out what sorts of regulations apply to my own situation, but a lot of the times, it's difficult to sift through the source material, which is all heavy legal jargon.Case in point:  Our property has a detached garage on the back of our lot, exiting onto the alley. 

@Jake Greener find a mature-drive to-vacation market with favorable regulations and an outdoor draw (lake, ocean, dessert, mountains) and buy a property.

I couldn't find any state laws or regulations that would apply.

This is another example of the general rule that IRA and personal investments do not mix well because of the prohibited transaction regulations.
