In both instances, the intrinsic value will be the same at the point in time the option is sold.As for the optionee petitioning to annul the option, the full fee - minus any legal costs associated with (de)registration and processing the release - would be refunded (we would not reduce the amount by the time value expended ... this was suggested by counsel for simplicity).

@Spence Rodman My perspective is different, when I look for land, any remaining slab is a liability and I reduce the the value of the land accordingly based on my cost to remove the slab.Around me, slab removal would be $5-10k, assuming your talking about a 1000 to 2000ft2 slab.

Beware of developments with too many renters which would prohibit an exit strategy of selling using Fannie or FHA financing.Other than those considerations, investing in condos is just like investing in SFH, if the numbers don't work and it doesn't fit your investment goals, pass.Otherwise investing in condos could be a good thing since so many investors are self removing themselves from the condo market, therefore reducing competition.
