I recommend shopping around a few investment focused lenders/brokers to compare rates and terms.

It sounds like you guys make a great income but I would never recommend buying a property you cannot afford. 

I would highly recommend Pace Morby as you get the same info for free. 

I'm not good at making all the little decisions about how/what, just want someone who can say, yeah need to replace/update this, and fix up that, etc. anyone have recommendations for a general contractor that can just run with the whole project? 

I would recommend speaking with another CPA.  

Are there any specific calculators or tools you recommend for analyzing the financial aspects of a seller financing deal?

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I highly recommend it if you're just starting your journey as a passive investor.
