It's not about the classes, but the friends and connections you make there, along with the proof (for yourself and future business partners) that you can stick to a long-term goal, and see it through to completion. 

Will be posting images so you can see how much time and how well I actually did this... if we have to take it down, we lose about an 8' x 8' weather proofed area.

ALL other requirements remain the same; security deposit same as rent, credit check, no history of evictions, no accounts in collections, proof of income 3 times the rent, year lease, etc. etc.. but for the month of December the rent is just $99 (we may increase this to $199).This has worked well for us during typically slower rental periods.

I'm working on getting a tax sale property in Memphis and was told to get proof of notice and do all title before accquiring property.

I will investigate this in more detail before I start making offers that are closer to the asking prices.My plan is to use the same systems I use for the 100 units I manage (I own only 4 of those units) which is: *Heavy screening on the front end and creating hoops to jump through prior to showings *Only showing properties to qualified people (people who meet my rental standards of no felonies, no UD's, and must make 3x rent)*Making bullet proof leases that spell out what is expected of me and what is expected of the tenant (so I don't have to do things that aren't in the lease such as changing lightbulbs and treating for bugs if it isn't a building issue--if the tenants don't keep the apartment clean). 

I've heard nothing about minimal living requirements for FHA loans...can you provide proof of this for my knowledge?

They want proof that you and you alone can pay the mortgage because there is no guarantee that you will always have the other unit rented. 

My main goal is to have the most durable tenant proof flooring, but also have it look nice.
