How do I purchase a rental property to live in with no job

I live in Canada and would like to buy a rental house that I can live in either the top or bottom floor and rent out the other half.  The problem is I can't get a mortgage because I don't have a job, but I do have money for a good down payment.  I've heard there are ways to do it, but I'm hoping this group can give me some words of wisdom.  I've heard of buyer financing, but how do you find these people and is it easy to find them?  I know you can do rent to owns, but then you also end up paying more for the place than you would without doing it this way.  Are there other ways?
