You are simply informing a seller that you have a buyer for them and being paid a referral fee for bringing the 2 together. 

This will give you a glimpse into their spending habits, major debt they pay each month and also their reserves in case something happens.References:  Ask for these but they're a waste of time; have you ever recommended a reference willing to give you a bad referral?! 

Since you are analyzing the deals anyway, when you find a good one, reach out to other investors in your area on BP (even wholesalers) to see if they agree if it's a good deal and if they do, ask them if they want it for a small referral fee.

@Benjamin McGuireSome banks will cater more to investors than others.Some lenders (ie: loan originators) will be more outward facing 'beat the bushes' types, whereas others will get more inbound referrals from their retail operations.
