There is a lot of red tape that I don't understand so please consult your attorney.However, some private investors will be willing to make a private unsecured loan to you.  

You just said it in the last paragraph, a construction loan will work, you will only pay interest for a certain time period before it switches to a conventional or commercial loan. being the house is under an LLC you will have to go to a commercial mortgage specialist at your bank and they will set it all up. i did this with one of my properties, purchased it with equity loan from my private residence, then took a construction loan from the bank to do the work and based it on the ARV  and the rental income that would be coming in, the work was more than what i paid for the house, converted a split entry single family home to a 2 family, everything brand new inside. you may be able to get the repairs done and on the market before the loan goes from interest only to a P&I loan.

What are some good questions I should ask     when talking to a  private hard money lender?  

As far as a partner, I have not entertained it - however, I am exploring the possibility of private financing which will assist in substantial upgrades/repairs and account for initial vacancy.

@Dan Falla Your rent to own program is fine, we have much less to worry about here in Canada than they do in the US when it comes to this type of private financing.As for your mortgage dilemma @Roy N. will be far more help than me.

I buy private mortgages through a couple brokers who do an excellent job of doing the vetting and provide solid paper.

It is in a gated community, has a 2 car garage, very private with only a shared garage wall.
