Part of my comments regarding knowing your market includes doing some precise rental analysis comparisons.

It may be a "standard clause" as others have alluded to, but the precise language of what it says can be very important from a risk management perspective.

I plan to use my own earned income to get into leveraged buy and hold properties for cashflow, but want to transition any inheritance that I may receive one day into a completely secure, paid off, passive real estate vehicle, to honor the financial legacy he has and still is working to grow.

(2) Am I able to use my vehicle as 179 depreciable property when driving for dollars?

Add fees for trash, immobile vehicles, noise etc. to the monthly rate.

If you can’t find a better investment vehicle (a deal or other investment) to put your money to work then you should just stick with what you got.

We have often seen 3-5 vehicle's parked there.The cottage is 1950's vintage so the septic o/flows a couple of times during the summer & has to be pumped.
