If you’ve already pre-screened prospective tenants, where do you actually meet them for the final interview?  

A month or two before you're ready to try for a pre-approval, make sure your balance is only a very small percentage of the credit line for each card. 

It's always a pre-requisite to making any kind of move. 

Once you establish your lender and get terms in writing for the initial purchase and rehab loan, (most Hard Money lenders only require a few bits of information such as property address, purchase price, Rehab amount,  ARV, FICO, cash on hand and experience level), request a pre-approval letter and make your offer! 

In my neck of the woods, the older suburbs are much more desirable to tenants and owners, so are appreciating faster than the suburbs that were built in the late 90s through early 2010s, but this was holding true even pre-pandemic in my area.  

Before buying a home, or even start visiting open houses, you'll need a preapproval. a pre-approval or a pre-qualification is a position stating how ready you are to buy a home.
