I need help in wanting to know how to go after an Rv/Mobile park I came across that is willing to do seller financing.

Does anyone know if mobile homes on leased land (no parcel) and seller-financed would be eligible for installment method reporting since they are (i) personal not real property, (ii) the notes cannot be considered as cash equivalent and are generally not marketable (no established secondary market), (iii) have a high rate of default/repossession and thus may effectively crumble one of the pillars of revenue recognition?

We just closed on door 200 including a commercial building, 70 single family homes, 6 mobile home parks and some multi-family.

@Padric Lynch You may want to check with a few mobile home dealerships in your area as they work with these types of lenders all the time.

They call back my mobile phone, I have no idea who's calling, what their name is, what area they're in, what list they're on.Is there a service or technique people have used to know exactly who is calling and exactly what list they're on as the phone is ringing?

Nowdays people can buy portable AC and heaters or I can provide them so there are only a few situations then property can be uninhabitable.

Or they can send a mobile notary to wherever you want to sign the papers and the notary will take care of returning the documents for you.
