I’m not saying you’re not capable, but there are a lot of variables you’re providing before you can rent the units.I recommend finding another property that doesn’t have as many issues.

Ya, I'd argue that if you can't even use excel properly for something as simple as a small multifamily Pro Forma, you probably aren't very capable when it comes to analysis, and an online calc isn't going to patch that deficiency.
