I would encourage you to stay firm on your buying standards (e.g., pg. 53 of The Book on Rental Property Investing), but flexible on how you might fund it.

I grew up under the philosophy that the north side of town appreciates faster than the south and west side of town, which tend to house your lower B and C class properties.

While you're in your education phase and when you're ready to take action, I'd encourage you to add a couple other resources to your list as well that are tailored to military.

Any words of encouragement or thoughts of what helped you with jumping in would be really great.I am looking to buy in the next couple months because I am transitioning to a new job and a new location, so I want to be wise about where I am buying.

More experienced investors are also encouraged to participate as they will also get something out of it and will help facilitate the conversation.

If you do still intend on invest in Baltimore, I would still encourage you to try and look at the property in person first.
