We have Tenant 2006-8, AT THIS POINT we still Qualified 2 of 5 yrs, but the market was really SOFT and we couldn't even sell at 475K2007, my HUSBAND was DEPLOYED to Iraq for 9 months.

So after 1 1/2 years I decided to expand this project and found a short sale that seemed a decent deal, I ran the numbers and luckily I budgeted for the worst case scenario, because, obviously it took me 3 weeks longer to finish the rehab and I had to replace more things that originally thought... but luckily my strategy, plan for the worst and hope for the best paid off.

I tried to put solar on several properties- one issue I ran into was that the electric service is seldom in my name, other than for the hallways/common areas, which didn't justify the cost of installation.
