Wholly owned industrial building officially appraised at 1.8  without improvements that are currently underway.Looking for a LTV for 50-60% short term loan to purchase a farm. 

I realize I did not ask for authoritative cites; however, I would prefer to see official IRS documents for something like this.

I moved into the ADU and began renting out my main home to my former roommates on the books so to speak, (ie paying taxes, official lease etc.)When I reviewed the topic a year ago I was told to go on Zimas and see the designation under housing.

Why permitting/official SRO?

Another source of information will be through the public housing autorities and the National Association of Hoisng Officials (title might be longer ?).

We live here and do the majority of our investing elsewhere.The building department once told me as they eyeballed my flip, "Fairhope is a hotbed of real estate" is closely watched by the state and local officials. 

I recommend meeting with city officials and explain your plans.

Send tenant 4 your state's version of a notice to cure to start the official process for getting rid of them if they don't straighten up and fly right or your going to lose your good tenants for a bad tenant.

I am pretty sure we will end up doing more mass mailings when we officially launch in April, and we have the funds to take this approach.

I was wondering if there are any CPAs or real estate attorneys in the Denver area that would be able to answer a few basic questions before my business partner and I move forward with our holding LLC and official partnership?
