@Brett Dudley the inspector for any buyer should catch the roof needs replacing and any other major issues, which should lead to the buyer renegotiating/lowering their offer price to cover these.

Does anyone have additional information on buying from auction sites and/or living in the Broward/Palm Beach counties and willing to mentor a newer investor on the process?

Purchase: He says banks don’t offer 30 year loans for CRE.

With property tax adjustments and the mortgage company requesting an additional amount for possible future increases.

Unfortunately we cannot offer the full asking price because we are not approved to do so.

Greetings BP folks,My wife and I are negotiating a deal in our area for a home that has a tax lien from the city and county.We have been working with the seller for quite some time and were offered the opportunity to purchase the home at a great price, we also have agreed to pay off the tax lien in addition to the purchase price. 

Currently, I'm only offered 27 hours of work per week at an average/below-average pay rate, which isn't nearly enough to save for a down payment or qualify for a loan.I've tried selling belongings to generate extra income, but it's not sustainable in the long run.

Traditionally, these agents, often younger and less established, educate buyers about market nuances, show properties, and represent them in offers.
