There are still good deals out there in most market places, but you will find that 90% of what is listed won't make sense if you really dig into the numbers.

Then sign a contract with them and assign that contract(or sell to a buyer who doesn’t have the time to chase and dig for these leads.

Hey @Rick Novotny, you're going to have to dig deep, get plugged in and stay plugged in to find what you want here. 

If that is the case then maybe dig deeper and talk with Amy about your goals that you both have for your future and what you want to see / do in your life time that you might not be able to do right now, but your investments will uncover opportunity for.

Even cashflow properties end up in a slump where the repair costs dig into their profits and they don't see any profit for some time but you're jumping into it on the negative, no good.  

There are some automated tools you can find out there that will dig up most of the documentation and data you might use for a title search, but I believe having an actual title expert is best because of the legal ease involved in the title chain documentation. 

I would do a little digging before spending money on an attorney..
