What's crazy is I worked about 4 or 5 installment sales for a client who was getting the properties through tax lien foreclosures this tax season and selling them on installments and I just pulled up the files making sure I did them correctly and I did them exactly as you outlined.

VR are different than seasonal rentals which may be for 2,3, months, etc.

It's kind of like the Raiders(NFL Football Team) celebrating a win in the pre-season when the purpose of playing in the NFL is to win a championship.  

A cash-out refi, as it's called, will typically require a seasoning period.

We also get random inquiries like from Utility linemen and seasonal forest service personnel.

Once I become more seasoned, I'll certainly be open to considering that idea!

The area also has the benefit of four mild seasons, with limited exposure to natural disasters, and property costs are low relative to many other markets, which makes for excellent cash flow opportunities.
