The areas mentioned almost all homes come with asbestos, popcorn ceiling lubricants and led based paint.

The lease agreement didn't really specifically mentioned anything about winterizing, but it did say that we are responsible of any repair/maintenance in the house at the time of renting it.

Also as mentioned above, a one page contract is not going to be a robust agreement unless its typed in 8pt font.
