Try not to get locked into one form of an investing strategy.

If they didn't turn in their keys, I'd charge the three of them for re-keying the locks and making copies.

@Nolan GonzalezThe most you'll probably spend money on is the EMD * Earnest Money Deposit* to lock in the contract with homeowner. and of course Gas lol if you're driving for dollar. 

Cancel all the cards except the one you have had the longest(this will keep you from damaging your credit age) and give that last card to your husband and let him lock it away somewhere. 2.  

You would have to make a guaranteed 10% on your money just to get you to $12k...which in REI isn't much of a difference than $10k.Pretty much anything you could invest in wouldn't come close to 10%...and it would lock up those funds (see above)...or, you would get a better (still not worth it) return if you invested in something more risky.At this point, that dollar amount is probably worth more to you liquid.  

I generally stay at or just below market to try to lock in quality tenants for longer periods of time. 

At this moment is like wondering what kind of locks to have on what kind of safe to store the treasure you have yet to find. 

You're right if something were to go wrong on that project I'd be in a really bad hurt lock.

Is it easier to rekey the locks or just put new lock sets in.

At this time I was not an agent and we were working with another agent at the time but I was still finding all the deals myself I just didn't have my licenses to get the lock box codes
