They were able to offer a 1st position loan based off the property and income, and the seller was allowed to offer financing, but in a 2nd position.

Now use the same $100k to buy a $500k house with a loan, it goes up 10%, you have $50k!!!

One issue i will run into is funding since alot of dscr loans do not fund in rural areas. 

During that time the loan principal was also paid down about $7k. 

I was planning to use my 0 down VA loan on a new primary residence.

I’m getting DSCR loan quotes for around 8%.

I am trying to get interest only loan to scale my portfolio and increase my cash flow.

I guess my question is, how do I get a loan for a flip when I don't have 2 years of pay stubs.  

And regarding the screens if you look above the window openings on the outside you may find either hooks or something that will accept a hook for the screen as to hang onto.They fit into the openings and are typically secured at the bottom with a hook and eye on the inside window sill.
